Since the beginning of 2009, any property requires an Energy Performance Certificate as soon as it is marketed for sale, let or lease assignment. The Certificate should be in place at the beginning of the process, not when a buyer or tenant is found.This report is then valid for up to 10 years, although if improvements are made it can be worthwhile to get the report updated, as your rating may improve.The Certificate is an indicator of how efficiently energy is used within the building, both in terms of cost and CO2 emissions.


Failure to comply with these regulations is against the law, and penalties can range from £500 to £5,000, or even as much as 12.5% of the rateable value of the building. If you are found to be non-compliant, you can be fined and instructed to stop marketing the property until you have an EPC.

An advisory report is also provided, suggesting where improvements can be made to reduce the cost of heating or conditioning that space, increase the efficiency of your heat and air conditioning systems, and reduce your impact on the environment.


The inspection required in order to provide the EPC is very detailed and the time taken to complete the survey and produce a report can vary from a day for a small retail unit to several days for large premises.The report includes:

  • Analysis of building fabric and what building is used for
  • Analysis of Lighting, Heating and Air Conditioning Systems
  • Analysis of building structure and calculation of insulation measures in place
  • Reports and graphs - diagnostics
