EPC
An Energy Performance Certificate is required for the sale or lease of residential
or commercial property, (or the granting of a new lease or assignment of
an existing lease for commercial properties) and is valid for 10 years.
As much as 55% of the UK's CO2 emissions come from it's buildings, and the
EPC is designed to assess how energy efficient the building is, what changes
can be made to improve this, and the potential impact of these recommendations
to energy bills and the environment. The EPC is provided to a prospective
owner or tenant with the energy rating of the subject property and will
illustrate the energy efficiency of that property along with a detailed
Recommendations Report. The EPC has to be produced before marketing may
begin or if a private sale or lease, prior to exchange of contracts.
DEC
Display Energy Certificates are an operational rating of a building and
show the actual usage of energy. It can then be used to assist in reducing
that consumption through the accompanying Advisory Report. The DEC is required
for all Public Authority buildings or publicly funded buildings, from Town
Halls to Schools, Hospitals to Court buildings. A DEC must be displayed
at all times for the public to see, and is valid for 1 year. The Advisory
Report that accompanies the DEC highlights cost effective measures to improve
the energy rating of the building. Display Energy Certificates are currently
required for Public buildings that are over 1000m2, however this legislation
is soon to be updated and will eventually cover all Public buildings over
250m2. Our team will guide you through how this requirement affects you.
In addition to public buildings, many companies looking to gain 'Green PR'
may also choose to display a DEC as a way of showing to their customers
their commitment to responsible business practice.
CODE FOR SUSTAINABLE HOMES
The Code for Sustainable Homes (CSH) is an in-depth environmental assessment
applicable to new build residential developments. The code assesses each
building on a number of environmental principles. Points are awarded against
each principle with an overall level between 1 and 6 given at the end of
the process. Some developers choose to use the Code as a marketing tool
as it is a benchmark of excellence in environmental design and development.
BREEAM
BREEAM is a similarly wide ranging form of environmental assessment, applicable
to all commercial developments. BREEAM assesses each building on a number
of environmental principles. Points are awarded against each principle with
an overall rating given. Some developers choose to use BREEAM as a marketing
tool as even a BREEAM "Good" rating shows diligence and investment
in working above and beyond minimum environmental and planning requirements.
Overall BREEAM offers a badge of environmental sustainability by measuring
how responsibly a building has been constructed and it's ongoing environmental
impact. Other BREEAM rated developments are driven by legislation as all
publicly funded developments must achieve a "Very Good" rating.
AIR CONDITIONING INSPECTIONS
Commercial buildings now also require the inspection and certification of
Air-conditioning systems. The responsibility of achieving compliance is
with the property owner. Inspections have been mandatory for all air conditioning
systems over 250kW and from 2011 all systems over 12kw will also require
inspection. These compulsory inspections are designed to ensure that the
air conditioning systems in commercial buildings are operating in an energy-efficient
manner. Inspections are required every five years and will benefit the property
through reduction in wastage and ultimately reduce the cost of running the
system.
ASBESTOS SURVEYS
Asbestos is a relic of irresponsible and uneducated property development.
It can be very dangerous but is still commonplace. The introduction of new
asbestos legislation has made it more important than ever for companies
to have an effective asbestos management plan in place. Our asbestos service
will ensure that you comply with all current asbestos regulations, which
helps to protect you and your company. We offer three types of survey:
Type 1: Location and assessment survey
Type 2: Standard sampling, identification and assessment survey
Type 3: Full access sampling and identification survey
CRC (CARBON REDUCTION COMMITMENT)
The CRC is a mandatory energy efficiency scheme aimed at improving energy
efficiency and cutting emissions in large public and private sector organisations.
These organisations are responsible for around 10% of the UK's emissions.
The scheme provides a financial incentive to reduce energy use by putting
a price on carbon emissions from such use and also provides the opportunity
for participants to make savings on energy bills through improved energy
efficiency. In CRC, organisations buy allowances equal to their annual emissions.
The overall emissions reductions achieved by the scheme will be determined
by the emissions 'cap' on the total allowances available to CRC participants.
Within the overall limit, individual organisations can determine the most
cost-effective way to reduce their emissions. This could be through buying
extra allowances or investing in ways to decrease the number of allowances

AIR PRESSURE TESTING
If your building, commercial or domestic, exceeds a certain size, it can
not be handed over to the client without a valid air leakage test certificate.
Buildings Regulations requires that all non-domestic buildings larger than
500m2 are tested for air permeability. Air leakage affects the building's
performance and is now firmly enshrined in Part L of the Building Regulations
& Conservation of Fuel and Power. Air tightness can contribute to a
reduction in your building's environmental impact.
ON CONSTRUCTION SAP/EPC RESIDENTIAL
& COMMERCIAL
Residential - When developing a new dwelling, part of Building Control legislation
requires the provision of an On-Construction EPC. This is based on detailed
SAP calculations produced during the design process, and is a condition
of sign-off on a completed building. If selling a property 'off-plan', you
must also have an interim Predicted EPC.
Commercial - As with an existing building an EPC must be produced. The difference
however is the plans and build specification are used to produce the report
along with confirmation that the specification provided was complied with
on the construction. A site visit may also be required and only a level
4 or 5 qualified assessor may produce this irrespective of the complexity
of the building.
BRUKL REPORTING
BRUKL Reports are a Government defined process in accordance with Part L
Building Control Regulation Compliance of Commercial Property Calculations
based on the SBEM model used for EPCs are used as the basis for the report,
which is produced in 2 stages. Firstly at the design stage, a preliminary
report is submitted as part of the Building Control Application. The second
stage, 'As-built', comes into force when the build is completed and a 'pass'
Certificate will need to be produced full sign-off. |
